Micalea Smeltzer has done it again.  I loved this book and devoured it in one sitting.  Honestly, I wasn’t sure how I would feel about this book, mainly because of the hero.  We met Jamie in book one and he was a complete douche.   But Ms. Smeltzer manage to make me love someone who I had hated prior to reading this book.  

Miranda is in her last year of college.  She’s an artist who is sassy and a little bit quirky.  She says what she wants and tells it like it is.  When it comes to her friends she is sweet and loyal. When it comes to Jamie Miller she cannot seem to say no.  It started out as just sex between them.  It’s been eight months since she has seen him, when he shows up on her doorstep to give her the news.  He is her new landlord!!! That is not what she expected at all.  He ended things with her in a way that left her confused and angry and now knowing that he is her landlord will only complicate things. 

Miranda knows  that she cannot give into him again.  She wants a love and relationship like her best friend, but she knows that will never happen with Jamie.  While he may be fantastic in bed, he isn’t exactly the nicest of people.   So being with Jamie will only break her heart.  Until she finds out something about him that no one knows.  She tarts to see Jamie on a much deeper level.  She learns why he is such an ass to people and sees a side of him that not many see.  She slowly breaks down his walls and manages to fall for him.  Jamie has had his guard up for so long, will he finally be able to let it down and open his heart up to love again?

First I just need to say how much I LOVED Jamie.  I did not think it was possible.  I figured that he would redeem himself in some way and I would like him, but I loved him and pretty early on in the book too.  He has been hurt in the past, bit as you see him open up you see just amazing this man is.  He is kind, sweet, loyal and very protective of those that he loves.  He is perfect!

I loved Miranda in book one and I loved her even more in this one.  She’s a little weird in her own way and that’s what I loved about her. I loved here sass and her banter with not just Jamie but her best friend as well.  She is an amazing friend and person.  I just wanted her to find her happiness and Jamie was the perfect person for her. 

Desperately Seeking Landlord was fun, witty, emotional at time and an overall great read.  I was captivated from the start and did not want to put it down.  I loved the characters; the writing was flawless, and I hope that we get to see more of these characters!!!

Excerpt

“I have to get whatever this is out, before it moves again,
so … watch out.”
Before I have the chance to contemplate running into the
living room and dive bombing onto the couch, he pulls the tile down, and dust
explodes everywhere.
Coughing, from the onslaught of insulation falling out I
jolt when something smacks into my chest.
I scream, ready to lodge the thing off of me when I hear the
tiniest, most pitiful meow.
“It’s a kitty!” I exclaim in surprise. It comes out sounding
more like kittaaay. I see big blue eyes and dusty oatmeal fur
before I hug the kitten to my neck.
Jamie steps off the toilet lid, sets down the tile he cut
out, and rubs drywall dust and insulation from his hair. “A cat?”
“A kitten.” I hold out the fluffy furball proudly so he can
see. “My ceiling gave birth.”
He frowns at the kitten. “It’s dirty.”
“She’s perfect,” I croon, cuddling the squirming kitten to
my chest. I don’t even know if it’s a girl, but it feels like she is.
“You’re not keeping the cat, Miranda,” he growls in warning.
“Animals are not allowed.”
I jut my bottom lip out. “I should get special privileges.
am fucking the landlord.” I wink at him while petting the
kitten on the top of her fluffy head. To the cat I say, “How’d you even get up
in my ceiling?”
Jamie sighs, scrubbing his hands down his jaw. “Its mom
probably got on the roof somehow and this one got separated.”
I hold the fluffy puff out at arm’s length. “You can be the
Beta to my Alpha. The Fettuccine to my Alfredo. Ooh, that should be your name,
Fettuccine.”
Jamie groans. “You’re not keeping it.”
“No, of course not,” I assure him. “I’ll take her to the
animal shelter tomorrow.”
“Mhmm.”
He doesn’t believe me. He’s right to be wary. No way am I
willingly giving up this cat. It feels like some sort of sign. If a kitten
falls from your ceiling, clearly it’s chosen you, right? The wand chooses the
wizard, after all, so can’t the cat choose the cat lady?
“I promise,” I tell him, crossing the fingers of my left
hand behind my back. “Fettuccine will be out of here before you know it.”
Sure, I won’t be able to keep this a secret forever, but
hopefully I can come up with a way to persuade him later.
His eyes narrow and I hope to God my nose isn’t twitching,
because I’m in deep shit if it is.
“You shouldn’t name it. Names lead to attachment.”
“You shouldn’t call me sweetheart. Nicknames show a kind of
fondness,” I mock playfully.
He leans his head back, looking up at the ceiling as if he’s
begging it for answers.
“Between you, Toby, and my mom, I’m headed to an early
grave.” I grin widely at him as he lowers his head and looks at me. “What?” he
asks with confusion.
“You called him Toby.”
“Dammit,” he curses, bending to move the tile out of the
way. “Don’t tell him I slipped up.”
Petting the cat, I lean my hip against the counter. “Ooh,
blackmail. I won’t tell if you let me keep the cat.”

But resisting the magnetic pull between us wasn’t that simple. (Then there was our little underwear game—don’t ask.)

We continued to flirt without crossing the line—until it finally happened.  

This is the part of the story where we fall in love and live happily ever after, right?

Well, life has a way of throwing some major curveballs.

Ours was one I didn’t see coming.

I always wonder how authors collaborate and write a book together. Sometimes you read a book by two authors and it's like you can almost tell which part each wrote. Not the case with Vi and Penelope. The story lines flow and for the life of me if I didn't know it was the writings of two word ninjas, I wouldn't have believed it.

Hollis LaCroix and Elodie Atlier meet in the most unconventional way. Their cars go bump and their owners have over the top reactions. They both feel some connection, but their anger gets in the way. Elodie shakes it off as she's on her way to a job interview. Her friend Bri saw an advertisement for a nanny position and urged Elodie to apply. Anything would be better than the way Elodie has been making a living and she really needs to nail this interview.

You know where this is leading. Of course, the interview is with Hollis. He might think she's beautiful, but he writes her off as not haven't enough experience to qualify her to care for his niece.
He's pompous and overbearing. They just seem to rub each other the wrong way. Elodie knows this interview was a disaster, and Hollis makes it clear she's not getting the job.

But fate and the wiles of his niece, Hailey open up a door for Elodie. Who humbles herself so Hollis will give her a chance. He's intrigued by her but she offers little in the way of her job experience.

That's the basic facts. No spoilers there. That doesn't begin to scratch the surface for this story. As usual the characters are hilarious and their back and forth is so entertaining. But there is a lot of heartbreak here too. I was surprised by the unexpected paths I was following. I thought the path was leading one place, but nope these two authors never fail to crack a few eggs while scrambling up their books.

Go in blind, jump in with both feet and just breathe.

“Not trying to impress you.”



“Bullshit,” I say, laughing. “You’re a liar.”



“All right.” He nudges his shoulder against mine. “Maybe I am. Just a little.”



“Well it ends here, tonight,” I say.



“Just like that?” he asks. “And just because you say it does?”



“Pretty much.” I stand, stretching my legs. A small shiver works its way through me and from here, the house looks warm and glowing and a million times more inviting than it did before.



Talon rises, towering over me with his eyes locked on mine. “Why do you hate me, Irie?”



“Just because you’re not my type and I don’t want to date you doesn’t mean that I hate you, Talon. I don’t even know you—how can I hate someone I don’t know?”



“How do you know I’m not your type if you won’t take the time to get to know me?” he asks.



Fair enough. “Maybe I don’t know you, but I know enough about you to know you’re not my type.”



“Fuck types.”



“Says the guy who’s fucked half the school.” I fold my arms and glance down. That was a little harsh even if it’s true.



“That’s what you think?” he asks.



I challenge myself to meet his accusatory stare, to own my stance. “I told you earlier … you have a reputation. I’ve heard girls talk about hooking up with you. I’ve heard about the way you treat anyone who so much as thinks they might have a chance with you. Forgive me if I’m trying to steer clear of your warpath.”



“Irie, you are the reason for that warpath,” he says, his tone callous and his jaw flexing.



“So I’m supposed to be flattered? You treat other girls like crap because they’re not me? Is that what you’re trying to say?”



“You’re oversimplifying.”



“Am I though?” I angle my head to the side, my mouth twisted as I fight a smirk. Maybe I’m flirting. Maybe I’m also making a point.



Talon is looking at me like he’s two seconds from devouring me—my mouth specifically. His tongue wets his full lips and his left hand tightens at his sides, like he has to refrain from allowing himself to touch me.



There’s a lot of clout standing before me.



An insane amount of restraint.



He’s mere inches from the only thing he wants—the only conquest he can’t have—and it’s physically torturing him.



To wield this kind of control over someone so powerful is a sensation unlike any I’ve experienced before … and in an unexpected turn of events, my nipples harden, my sex tingles, and my lips swell with a curious ache.



In my defense, I’m not normally aroused by torturing people.
